Fees & Examples of Indicative Fees
My hourly rate is £250.
This excludes VAT. With VAT, my hourly rate is £300.

for the first site visit, I do not give fixed quotes. I give only an estimate of the number of hours a piece of work may take.
Indicative Fees
The following are typical examples of likely fees (not fixed fees) in a property or planning case. All fees ex VAT.
- Initial site visit: this assumes travel of 200 miles. Visit of 2hrs. Likely fee: £1,500.
- Reading documents & written advice. This assumes 150 pages of documents. Time taken 12hrs. Likely fee: £3,000.
- Letter of Claim or Response to LOC: This assumes 150 pages of docs. LOC 3 pages. Time taken 6hrs: £1,500.
- Meeting expert, list of issues, liaising with expert final draft: This assumes 100 pages. Time taken 15 hrs. £3,000.
- Conference with client: This assumes 150 pages of documents. 10 hrs prep. £2,500.
- Draft witness statement: This assumes 10hrs: £2,500.
- CCMC: prep, case summary & Order: This assumes 250 pages of documents & 10hrs prep. £3,000
- Joint Settlement Meeting: assumes 10 hrs prep. JSM statement of 5 pages; 100 ml travel; 1 day JSM. £4,000.
A Standard County Court Case
Example: A and B own adjoining plots of land. A intends to build on his land. B objects claiming: (1) that B has a covenant over A’s land preventing development; (2) that A’s development will be a trespass in any event; (3) that A’s preparatory works constitute an actionable nuisance. The parties have tried to negotiate and failed. The issue of whether A’s covenant is enforceable will have to go to court.
Damages (at best) will be < £50k. Documents are 200 pages. 3 witnesses of fact. 1 x expert surveyor per side. 18 months from instruction to trial. Trial length: 3 days.
Legal hours from start to trial: 200 hrs @ £250: £50,000. Vat: £10,000. Expert Surveyor: £10,000. £5,000 in court fees.
Total costs inc Vat: £75,000.
